Theory #1: When the economy is in a recession consumers are willing to adjust their ethics to save a buck but corporations are under such scrutiny that they cannot afford to do the same. When we're experiencing an economic expansion corporations feel the reins loosening and their ethics seems to be adjustable as consumers have disposable funds and don't seem as watchful. Resist the temptation to follow the crowd. The golden rule doesn't have any flexibility to it. Sooner or later everything comes back around. Treating others honestly is the right thing to do no matter the situation.

What is premise liability?
-It looks like another way to implement the golden rule....
The law says that owners and property managers will take ordinary care to reduce any unreasonable risk. That means that if we're aware something is a risk it's our job to take care of it and reduce your liability. We hear other property managers and owners asking "should we be taking care of" this or that situation. The answer is if an accident or injury is foreseeable then you need deal with the issue. Avoiding these details increases the odds that we'll both be in a lawsuit if an accident happens. Taking care of issues before them become problems seems to be the key. We've had a few customers lately that have been confused by other companies offering a lower monthly rate but charging higher initial costs, renewal costs, maintenance costs, etc. While our costs overall are lower, we don't like getting beat for any reason even if it doesn't add up.
Our normal monthly rate is 8% and from time to time we offer specials. These are exclusive of the savings you'll appreciate because we don't add misc. monthly fees, phone charges, high renewal fees, and more like the other guys.
If someone says they can manage your property for $40 a month expect that after taxes and expenses you'll get $0 worth of service. Each trip to a property cost about $40 mininum in time and gas alone. Don't be fooled by those promising more than they can deliver.
Some customers seemed to be getting confused but trust us. We shop the competition and know what's out there. We're in business because we knew we could do better.
Our service, attention to detail and communication will always exceed the other companies so we're not worried about that end. We want owners who want to maintain their properties for the future value, resale and marketability including greater rental income.
If you want Nordstrom style service and a home that you can resale down the road for a gain call us. If you want someone that just collects then rent, offers dollar general style service and lets your investment go downhill there are plenty of others out there cutting deals with no bottom.

$50 TO CALL FOR MAINTENANCE?
We received another call last week about a company out there who led there sales pitch with low prices and great service. What the customer received was $50 charges just for picking up the phone every time work needed to be done. Now they have to evict the tenants on their own. There is a better way.
